Controlled Residence Transfer
Prepared, then introduced — how, when and to whom.
When the owner chooses to sell, D. GOLDENBERG FRÈRES ET CIE helps prepare the residence and coordinate the agreed route to market.
Together with the owner, we consider the timing, necessary preparation, intended exposure and selection of the selling agent.
The appointed agent carries out the agreed marketing and sales assignment. D. GOLDENBERG FRÈRES ET CIE remains the owner’s point of continuity through the stages covered by its mandate.
The governing statement
D. GOLDENBERG FRÈRES ET CIE does not market the number of residences it displays. It distinguishes itself through the quality of preparation, judgement and controlled introduction applied to each residence it accepts.
Preparation is intended to identify material issues early, reduce avoidable uncertainty and support a more informed transaction process.
Who is responsible for what

- The appointed selling agent
- Conducts the authorised campaign, handles buyer enquiries and viewings, and leads sales negotiations within its appointment.
A Private Office engagement does not itself appoint DGF & Co Capital Services GmbH as selling agent. Any selling appointment is identified separately for each matter.

The Residence Evidence Schedule
D. GOLDENBERG FRÈRES ET CIE assembles and records the material required to understand and prepare the residence: ownership and title records, plans and measurements, building and planning documentation, energy information, technical reports, relevant association or co-ownership records, and identified gaps or discrepancies. Legal and technical conclusions remain the responsibility of the appropriately appointed professional.
Execution
Where a residence is to be sold, D. GOLDENBERG FRÈRES ET CIE advises the principal on the appropriate route and coordinates the appointment of a suitable selling agent. The principal approves the appointment and the intended limits of exposure.
The appointed agent conducts the authorised campaign, receives and qualifies buyer enquiries, arranges viewings and leads negotiations under its own mandate. D. GOLDENBERG FRÈRES ET CIE retains the family relationship, oversees decisions reserved to the principal and coordinates the passage through completion and handover.
A Private Office engagement does not itself appoint DGF & Co Capital Services GmbH as selling agent. The sales appointment is identified separately for each matter, and each appointed agent or professional remains responsible for the work performed under its own engagement.
Authorised Publication
An authorised Edition. A separately appointed selling agent.
Where the owner chooses to sell and authorises publication, a residence may be presented through a D. GOLDENBERG FRÈRES ET CIE Publishing Edition.
The Edition provides an agreed public presentation of the residence. It remains separate from the confidential mandate record and identifies the relevant selling responsibility and enquiry route.
The House coordinates the preparation, decisions and professional contributions entrusted to it. The appointed selling agent conducts the agreed marketing and sales assignment.
Publication does not, by itself, appoint the House or Capital Services as selling agent, extend anyone’s authority or establish that a transaction has completed.
The appropriate exposure may be public, selective or private, according to the owner’s objectives and the permissions agreed for the matter.
- Private
- The Edition remains within the mandate-specific Reading Room and is released only to individually approved recipients.
- Selective
- An authorised cover or introduction may be shared directly with selected recipients. The complete Edition remains subject to the approved access route.
- Public
- Where public exposure is agreed, the appointed selling agent conducts the campaign under its own mandate and within the principal's agreed disclosure limits. D. GOLDENBERG FRÈRES ET CIE retains the family relationship and the continuity of the entrusted matter.
The House is not a public catalogue of available residences. Selected presentations or references may be made public only within the permissions granted for the particular matter. Confidential client information and mandate records remain subject to their applicable access and disclosure arrangements.
An authorised public Edition may be available through D. GOLDENBERG FRÈRES ET CIE Publishing. Its availability does not grant access to the underlying mandate record or create an additional professional appointment.
Bring a residence before the House
A few considered sentences on the residence, the family circumstances and the reason the House is being approached are more useful than particulars.
Please do not submit passports, identity documents, bank statements, legal instruments, school records, medical information or other confidential material through this initial form.
The limits preserve the purpose
D. GOLDENBERG FRÈRES ET CIE is not a conventional family office, property portal, relocation company, private bank, law firm, tax practice, investment manager, construction company or concierge provider. The House is appointed for a defined matter of continuity. It does not assume permanent administration of the family's wealth, investments or general affairs.
Where an accepted matter requires specialist or regulated work, the House appoints or coordinates the appropriate professional.
D. GOLDENBERG FRÈRES ET CIE remains the point of continuity. Each appointed provider remains responsible for their professional work.
D. GOLDENBERG FRÈRES ET CIE is the House identity under which the advisory and stewardship practices described on this website are currently provided by DGF & Co Capital Services GmbH. Accepted mandates are entered into by DGF & Co Capital Services GmbH, registered in Berlin (HRB 219323 B), as identified in the engagement letter and legal notice.
