A residence is often a family matter before it is a transaction. The House enters the relationship while the owner is still considering, and stays with the matter through whatever the owner decides.
We help principals understand the situation, clarify the alternatives, prepare the chosen course and coordinate the appropriate professionals while maintaining continuity across the matter.
Nothing is exposed before it is understood. Motivation, family context, timing, financing path, legal structure, counterparty reliability and the truth of the property are reviewed quietly first.
The present position
An owner may be considering keeping, adapting, transferring, selling, acquiring, restructuring ownership or doing nothing for the time being. Each is a legitimate position, and the House is able to act on any of them.
A mandate does not begin with an assumed outcome. It begins with an agreed brief and an honest account of what is known, what is assumed and what remains unresolved.

How the practice works
The private practice follows the House's standard across eight stages — from understanding the situation through to defining what, if anything, remains after completion. The sequence is disciplined; the pace is set by the family, not by a market calendar.
What the Residence Carries
A short film on what a residence holds beyond its walls — belonging, obligation and continuity. It belongs to this practice.
Appointed professionals
The House coordinates only the responsibilities entrusted to it. Where a matter requires reserved or specialist legal, tax, valuation, financing or technical work, the appropriately qualified or authorised professional remains responsible for that work and for its conclusions.
Private access
Where a matter has been admitted, material is shared through a controlled private room granted by mandate. Access is short-lived, revocable and recorded; consolidating the public identity does not merge private records or permissions.
